WHO YOU’LL WORK WITH
You will establish and foster a strong relationship with Nike Internal Stakeholders, Territory General Manager, Territory Finance Director, Nike Direct Stores Leadership Team, Legal, Finance and Asia Pacific Latin America (APLA) Geographies Real Estate, Store Construction, Facilities, Real Estate Developers, Landlords, Nike Partners and Contractors to implement the strategic fleet plan in the marketplace.
WHO WE ARE LOOKING FOR
We are looking for an individual experienced in retail real estate to lead Store Development for Japan. Based in Tokyo, you will join the Nike Direct Stores Team, and support the Nike Direct Stores business, both Nike operated (Owned) and partner operated (Partnered).
You will also demonstrate your people management skill by leading a group of people who respectively focus on Store Construction, Facility management and Real Estate administration.
This role leads and implements the real estate marketplace strategy in Japan to create the future of Nike and Jordan brand in Japan through retail stores. You will be reporting into Senior Director, Nike Direct Stores Japan.
A Minimum of 8 to 9 years working experience in retail real estate including portfolio management, strategic planning and real estate operations. Experience with international retail brand is a plus.
Bachelor’s degree in business administration, Business Management, Project Management or equivalent.
Strong visual and verbal communication skills fluent in Japanese and English.
A passion for Nike: Our product, our brand and our mission; and more generally for sports and fashion.
Strategic mindset and proven ability to use strategic tools and frameworks to analyse complex strategic problems, develop clear recommendations and present findings. Ability to synthesize data and analyse research related to consumers, industries, and competitors.
Experienced in building relationships, interacting with all levels of leadership; Ability to break down and be creative to negotiate through a successful solution with internal stakeholders and external partners, tracking against organizational goals.
Proven ability to effectively scope and execute projects and to lead cross-functional teams to a successful store opening.
Excellent comprehension, communication and execution skills, with proven ability to craft and articulate compelling presentations with engaging storytelling for communicating strategies and recommendations.
Strong external communication skills with partner/vendor management experience.
Skilled in Microsoft office (Outlook, Power-point, Excel, Word, Adobe Acrobat) and Keynote is a plus
WHAT YOU’LL WORK ON
This role leads and implements the real estate marketplace strategy in Japan. You will manage leases of Nike and Jordan brands’ retail locations of both full-price and off-price channels which resides on street as free standing location as well as those in the shopping centers.
Real Estate
This role will directly work on followings:
Strategic real estate portfolio analysis and leadership; Create growth strategy and 3-year fleet pipeline through development of marketplace mapping with sound marketplace insights; Ensure balance between growth and optimization of existing portfolio.
Lead site selection, enable optimized deal-making and lease analysis focused on location and profitability, lease negotiation and administration excellence; Deliver accretive investments, divestitures and lease savings to optimize the Nike Direct Stores portfolio. Collaboration and co-work with partner’s RE person are required in case of partnered store.
Provide real estate marketplace insights and financial model support strategic initiatives relating to market rent/sales trends, retail co-tenancy dynamics, consumer insights and competitive intelligence
Ensure compliance on processes, quality control, lease rights and opportunities and timely updating of Nike’s global lease administration system.
Coordinate real estate processes like strategic fleet review and real estate approvals, including management of 3-year fleet plan, annual fleet plan and quarterly/monthly real estate reviews.
Chief agent for change - Connecting across the organization, including internal stakeholders, Nike Partners, Landlords, etc, to drive opportunities through the Store Development process, anticipating and solving hurdles along the way; develop impactful presentations to communicate Store Development strategic plans and visions across the Territory, within APLA Geographies and Global teams in the organization.
Store Construction
This role will indirectly works on following by managing Store Construction specialists:
Oversee Store Design and Construction Management, including external design, architectural, construction, engineering, cost estimation, project management, and other vendor services; Review and ensure construction drawings compliance with Nike Store Design guidelines and lead Nike Construction and Design teams to resolve overall constructability, design efficiencies and faithfulness to best-in-class processes. Monitor construction quality.
Work with APLA Geographies team to execute Nike local and global procurement strategies; Partner with Facilities and Operations post store opening to ensure stores are kept in good working condition; Key contact on store construction matters
Responsible for executing against LEED program and other sustainability initiatives.
Site Selection, Work letter and Turnover Negotiation, including negotiation of construction-related technical lease conditions.
Ownership of Construction Budget & Schedule Management; Ensure stores open on budget and on schedule.
