WHO WE ARE LOOKING FOR
The North America (NA) Store Development Real Estate team is looking for a Sr. Specialist, Lease Portfolio Management to oversee the day-to-day management and optimization and of North America's retail portfolio of more than 400 stores. The NA team is looking for an individual with extensive experience in real estate leasing, lease administration, portfolio management optimization, and financial analytics, all in a large format, highly matrixed corporate environment! This role carries out strategic and operational functions for Nike's investment in retail leases.
WHAT YOU WILL WORK ON
You will work with business partners across Nike, to drive and support the future of the North America retail portfolio! On a daily basis you will perform strategic and financial analysis to drive recommendations and business case development for lease portfolio optimization and lease renewal negotiations. You will also utilize and build tools and reporting to ensure data and date accuracy to support dull cycle transactional management of critical dates, real estate committee approval tracking, deal negotiations and document administration.
- Management, reporting and accountability of lease data and critical dates
- Transaction management of lease (re)negotiations assigned to business partners
- Build Business Case presentations for deal approval
- Financial Modeling and P&L analysis
- Real Estate Committee deal approval transaction management
- Negotiate lease renewal(s) and other critical lease (re)negotiations with landlord partners
- Partner with function managers to develop tools and processes to provide insightful recommendations to optimize the lease portfolio, leveraging performance drivers and property condition
- Partner with key Store Development, Finance and Business partners to drive annual and longer-term portfolio planning, reinvestments, and fleet watchlists
- Develop and drive a Property and Lease Health Program
- Support Lease Administration programs, including Co-tenancy, Ancillary and Specialty leasing, and Facility Maintenance lease compliance
- Partner with leadership to identify best practices and build tools, processes that align to departmental plans and priorities
- Other related duties including, but not limited to, lease provision upgrades, data analytics, deal structuring, reporting and ad hoc projects as assigned
WHO YOU WILL WORK WITH
In this role, you will report to the Director of Lease Administration and Portfolio Management and be a key partner in contributing to and supporting the retail portfolio. You will work as an individual contributor, partnering with legal, accounting, finance, store operations, facilities, global real estate, business, brand affiliates, loss prevention and more teams, while also partnering externally with lease administration partners, landlords, 3rd party vendors, property managers and auditors.
WHAT YOU BRING
- Bachelor’s degree, or additional experience or training in lieu of a degree
- 3-5 years experience in administering leases, managing critical dates, and portfolio management, specifically including building of processes and governance, preferably with a Fortune 500 Retailer
- 3-5 years proven experience providing financial analysis and renegotiation strategy intelligence toward optimized portfolio outcome
- Experience managing brokers and 3rd party vendors
